Notices of Value Are Hitting Mailboxes

Every May, Colorado homeowners get their Notice of Value from the county assessor — and every May, the confusion is real. Don’t panic, you’ve got this!

Here’s your no-stress, 3-step cheat sheet:

  1. Know the Magic Date: 6/30/2024

    🔔The value is NOT today’s value
    🔔 It’s NOT what the market is doing right now.
    🔔 It’s what the property was worth on JUNE 30, 2024.

    Burn it into your brain: 6/30/2024!

  2. Find Legit Comparables

    If the assessor’s value seems 3–5% too high… time to pull comps! First Integrity Title can help you with this.

    📅 Use sales from 7/1/2022 to 6/30/2024 — ONLY that window!
    🛑 No recent sales.
    🛑 No listings.
    ✅ CLOSED valid arms length sales only.

    Pro tip: If your client bought the property during the study window and paid less than the assessor’s value — that’s your golden ticket. Appeal it!

  3. Check the Details

    Go detective mode! 🕵️‍♂️ Make sure the county’s info about the home is spot-on:

    •Right home style? (Ranch? Two-story?)
    •Finished basement? (Or nah?)
    •Correct square footage? (Off by 100+ sq ft? Appeal, appeal, appeal!)

    If the info isn’t on the Notice of Value, hop onto the county website to double-check.

Breathe.

Most of the time there’s a reason:
Maybe you’ve got a finished basement. Maybe they live next to a noisy road. Before you grab your pitchfork, make sure you’re comparing apples to apples. 🍎
